What lease terms do you offer?

Lease terms run depends on the property. Please see the property listing for the particular property to find out its lease term.


Do you allow subletting during Summer or otherwise?

Subletting is generally allowed but the tenant is ultimately responsible for the terms of the lease. Please visit us at our office location or give us a call at (205) 758-5371 for further information.


How can I request maintenance?

Maintenance requests should be placed through your online AppFolio portal. Please contact our office if you have questions about how to log-in or submit maintenance requests. If you have an emergency, please call (205) 758-5371.


How can I pay my rent?

Rent can be paid via e-Check or credit card through your online AppFolio portal. Please contact our office if you have questions about how to log-in or pay rent online. (Note: There is a 2.99% convenience fee if paid with credit card.)
Rent may also be paid through the mail or you may drop a payment by our office. We have an after-hours drop box for rent checks available for your convenience.


How do I turn on my utilities?

Please contact the proper utility provider in the Tuscaloosa area.

Do you allow pets?

Certain properties do allow pets but require a non-refundable pet fee. Check with the leasing office for additional details.


What deposit do you require?

Deposits vary based on the location. Please see the property listing for the particular property to find out its deposit requirements.


What date is the rent due? Do you charge late fees?

Except in rare cases, rent is due on the first of each month and late on the 5th of the month. Late fees may apply. Check with our office for more details.


Are utilities included?

Certain properties do include some utilities. For the majority of our properties, utilities will be paid separately from the rent.
