What lease terms do you offer?
Leases are typically for 12 months, but may vary by property. Please contact our office if you have questions about properties with shorter lease terms.
Do you allow subletting during Summer or otherwise?
Subletting is allowed but the tenant is ultimately responsible for the terms of the lease. All roommates must agree to a new sublessee and the new tenant may be subject to meeting our standard qualifications. Please visit us at our office location or give us a call at (205) 758-5371.
How can I request maintenance?
Maintenance requests can be submitted via the online tenant portal. A link to the log-in page can be found above at the top of our website. Emergencies (major leaks, flooding, fire, etc.) may be reported via our office phone number, and we ask that you please submit a maintenance request via the online portal immediately after leaving your message.
How can I pay my rent?
Rent can be paid via e-Check or credit/debit card through the online portal.
Automated payments can be set up to be paid monthly when rent is due, if preferred.
Note: there is an added fee from our software provider for using a card. There is no added fee for using e-Check.
How do I turn on my utilities?
Please contact the proper utility provider in the Tuscaloosa area. Website links, addresses, and phone numbers for most providers can be found toward the bottom of the “Tenants” page of our website, a link to which may be found in the navigation menu above.
Do you allow pets?
Pets are allowed in certain properties. Some require a pet fee and/or additional monthly rent. Please check with our leasing office for questions regarding available pet-friendly properties.
What deposit do you require?
Deposits vary based on location, but are typically equal to one month’s rent. Please see the property listing for the particular property to find out its deposit requirements.
What date is the rent due? Do you charge late fees?
Except in rare cases, rent is due on the first of each month and late after the 5th of each month. Late fees may apply. Check with our office for more details.
Are utilities included?
Certain properties do include one or more utilities, however, for the majority of our properties, utilities will be separate from rent. Tenants will generally need to set up an account with each provider and have service transferred into their name for electricity, water/sewer/garbage, and natural gas if applicable.
